Earthquake Retrofitting

Earthquake Retrofitting

Earthquake Retrofitting entails that a property with a raised foundation is properly secured with metal attachments so that in the case of seismic activity the foundation is secure. Earthquake retrofitting includes metals attached to the Pier/Post system; UFP-10’s are attached to the footings, and cripple wall bracing.

Post Caps or T straps

Simpson metals are attached to secure the Pier/Post system. We use either Simpson T straps or Simpson Post caps to secure our systems; depending on location and the size. If the Pier and Post systems do not have metals attached to secure them they can shift and worse case separate completely causing the floors to sag.

UFP-10’s

Also known as a foundation plate is used to secure the mudsill to the footings. They are metal plates that are screwed in every 4ft and no greater than 12 inches from the corners. This is the new updated technology for securing the mudsill to the footings. Earthquakes move laterally sometimes causing the older technology used bolting to shear off.

Cripple Wall Bracing

When the raised foundation is built it has cripple wall that rest on top of the mudsill. Cripple wall bracing which is plywood sheathing with ventilation holes is not always installed. In the case of seismic activity the house may fall down with out the cripple wall bracing. At the earlier signs of damage do to the lack of cripple wall bracing you will notice the house start to pinch or buckle on the bottom perimeter of the property.

Earthquake Bracing and Bolting Program (EBB)

We are FEMA certified contractors through the EBB program. Once you have been approved through the program we will take care of uploading all the necessary pictures and documents they require. The program provides up to $3,000 towards seismic retrofits on program approved homes.
